Building Safety

Pink Poppy Flowers

“I’ve spent my career bridging the technical and human aspects of the built environment… My work centres on building safety, golden thread implementation, and information management throughout the lifecycle of residential buildings.”

  • Varun Soni is noted as a “recognised leader in information management and building safety, with more than a decade of experience shaping national policy, driving best practice, and advising on regulatory compliance across the built environment.”

  • He currently owns and leads The Property Smart Group Ltd, a development and consultancy business focused on residential building projects — especially higher-risk residential schemes where safety, long-term asset value, and compliance are key.

  • Prior to that, he spent around eight years as a partner and head of BIM at Calford Seaden (a multidisciplinary professional services firm). At Calford Seaden, as a partner, he led the information management team and guided clients on the Building Safety Act, golden thread implementation, and digital asset management.

  • He has chaired or participated in numerous national-level working groups and industry bodies around digital information, fire safety, the golden thread, and information management in the built environment.

Building Safety Case

  • Information management (IM) for built assets: capturing, structuring, and using data across design, build, handover, and operation.

  • Digital transformation / BIM / digital twins– particularly in residential/high-risk buildings.

  • Regulatory compliance: Building Safety Act, gateway approvals, golden thread, fire safety information (e.g., authorship/working groups on BS 8644‑1).

  • Stakeholder engagement & change management: aligning data, process, culture in delivery teams and client organisations.

  • Asset lifecycle value: moving beyond compliance to operational/long-term value of assets.
